If you want to set up or buy a factory near Varanasi, two estates come up first: Ramnagar Industrial Area across the Ganga in Chandauli district, and the Agro Park at Karkhiyaon on the Varanasi side. Both are run by UPSIDA, the state industrial development authority.
Ramnagar Industrial Area, Chandauli
According to the MSME district profile for Chandauli, the estate covers about 455 hectares in two phases. Phase I has 229 plots and Phase II has 413, and all 642 plots were allotted at the time of the profile.
That means most deals here are resale or lease of existing units and sheds, not fresh allotment. It suits:
- Steel fabrication and engineering
- Cement, paper and building products
- Warehousing for trucking routes on the GT Road and the freight corridor at Pt. DDU Nagar
Agro Park, Karkhiyaon
The Agro Park was planned for food processing. The Varanasi district profile lists 253 plots, with some still vacant at last count, and units such as edible oil, beverages and bakery plants. It is also the area associated with fresh-produce export handling for mangoes and vegetables.
It suits food processors, cold-chain businesses and agro exporters who want to be close to the airport for air cargo.
Buying a running unit: what to check
- Transfer rules and charges set by UPSIDA for the plot
- Dues: lease rent, maintenance and water charges paid up to date
- Power load sanctioned and actual connection on site
- Pollution consent (NOC) and fire safety approval
- Machinery list, condition and whether it is included in the price
